Annual Meetings. Most Associations cringe at the mere thought of hosting yet another Annual Meeting, where no on will come and no one will run for the Board and simply put, no one really cares.


So what happens if your term is up, you've decided not to rerun and there are no nominees, no interested parties looking to serve on the Board and no quorum attending your meeting.  Guess what? You're stuck serving as a Board Member! If there is no quorum, then no election can take place so the Boards roles are over until the next Annual Meeting. If there is no one to run for the Board and no one to appoint to the Board, the current Board stays in place.  Even if your term is up and you're done serving, if you can't find a replacement per the "Georgia Condominium Act", you must serve and fulfill your fiduciary obligation to the Association until a predecessor can be elected or appointed.


The bigger question here is why are so few people interested in protecting the largest investment they will ever make? What are your thoughts?
